Tenant Folder keeps the property, the people, the tenancy, the rent and the repairs in one place — on a phone or a computer. It is a working app. This page is an early conversation for estate agents and property companies in Mauritius.

The folder is real. Mauritius law is not in it.
Tenant Folder is live at tenantfolder.com. It was built for private landlords in England. The ready-made tenancy clauses, compliance checklist, arrears letters, possession notices and tax packs follow English law, including the Renters' Rights Act 2025 and Making Tax Digital.
They are not Mauritius law, and we will not dress them up as if they were. When a property is not in England, the app leaves that English paperwork out rather than apply it in the wrong country. Rent, repairs, people and the folder itself carry on.
If you let or manage property in Mauritius, the useful thing to look at today is the folder. A Mauritius legal product would be a later piece of work, agreed in the open — not something this page pretends already exists.
What the app actually does
The day-to-day, in one folder
Everything below is in the product today. Nothing here is a Mauritius statutory workflow.
The tenancy file
Who is there, a checklist, and a written agreement. A signature — drawn or typed — is taken against that document, and kept with it.
A link for the tenant
Nothing to install. They open a link, see only their side, and can report a repair with a photo. Signed in, messages on that tenancy share one thread.
Rent, in one list
What was due and what was paid, so you can see who is behind, by how much, and for how long.
Repairs and jobs
Photos, video and a voice note, an urgency, and a path through to done. Tasks sit alongside the repairs.
People you can reach
Tenants, owners and trades. From a contact you can call, email, or open WhatsApp when a number is there.
Condition, meters, receipts
Condition notes and meter readings live on the property. Expenses keep a photo of the receipt with them.
Phone, offline, and a copy
It runs on a phone or a computer, including with no signal. Sign in and a copy is kept online. You can export your records.

Not this, yet
We will say so on the call if this is the wrong tool. In particular, Tenant Folder does not currently offer:
- Mauritius tenancy law, court forms, or local tax filing.
- A general document vault for uploading any file. Papers in the app are the ones it generates and the photos you capture.
- A Mauritius price list. Nothing on this page is for sale.
Questions
Before you write
Does it already follow Mauritius tenancy law?
No. The built-in legal paperwork follows the law in England. For a property the app cannot place in England, that paperwork is left out on purpose. Rent, repairs, people and the folder keep working.
Who uses it today?
It was built for private landlords in England, including someone who is not comfortable with software: large type, plain words, one job on the screen. The same folder is what we would show an agency here. We are not claiming a list of Mauritius customers.
Do tenants need to install anything?
No. You send a link. They can read what you share, sign, and report a repair with a photo from their own side.
Can we try the app?
Yes. It is live, and you can open it. The English legal tools are the ones in it today, so a short walkthrough is the better first step for an agency — we can show what would transfer and what would not.
Is our information stuck in the product?
You can export your records. Signed out, they stay on that device and the app says so. Signed in, a copy is kept online. The product is built not to throw records away.
